New Build and open excavation projects usually rely on steel sheet piling or re-enforced concrete piles such as contiguous or secante piles. Occasionally kingposts with either steel sheets or concrete between the posts to retain the earth mass behind can be effective.Each method has its pro’s and con’s depending on the soil type. The surrounding structures and the access also need to be considered. Careful evaluation is essential and needs to consider the project as a whole. Victorian / Edwardian typical mid-terrace property. Natural light and ventilation together with a secondary means of escape are provided by one lightwell to the front with a security grille over. The new habitable space provides a large living that can be used as a bedroom, play room, media room etc. A useful utility area that can double up as a kitchenette together with a full shower room and toilet suite enable the basement to become a granny or nanny apartment. Typically the new staircase is positioned under the existing ground floor flight.

As above however with a full house refurbishment, side-return kitchen extension to ground floor. This development was about as demanding as it gets. The project included gutting and demolishing, re plastering, new windows, doors and staircases, floors and ceilings. We built all the built in furniture and decorated the lot!! These projects are completed in 9 months but it is impossible to live in for at least four of the nine months. |
A large detached 1950s Property. Natural light and ventilation together with a secondary means of escape are provided by two lightwells to the rear and one to the front all with security grilles over, however in many cases steps to access the rear garden and the front path are provided to create a private apartment that is totally separate from the main dwelling.
